Mangalore: Keep this in mind while buying single sites

Mangalore, 19 October 2010: Deputy commissioner V Ponnuraj has directed people buying single sites for residential purposes to ensure that it has minimum of 30 feet approach road leading to it. Prospective buyers of single sites may approach the offices of Mangalore Urban Development Authority, see if the details of the road is entered in to ’pahani’ (Record of rights, tenancy and crops) or entered in `khata’ (register) of Mangalore City Corporation.
The directive comes in wake of complaints from buyers of sites about lack of approach roads to their plots in areas coming under MUDA. Such plots could be `patta’ land or those granted under Land Reforms Act and it has come to the notice of the district administration that such land converted from agriculture to non-agriculture purposes is sold for constructing dwelling units, a release from Ponnuraj here on Monday states.
Single sites are sold without ensuring that they have the proper approach road of 30 feet width. DC directed the buyers to insist from the seller to produce the relevant records from either Muda or MCC that shows the provision for 30 feet wide roads and only then enter in to an agreement for purchase of such land. People ignoring this directive will be solely responsible for any legal complications that they may face in future.
